The owner of this project secured planning permission to create three new homes within the grounds of their existing property near Guildford in Surrey, providing an opportunity to make use of a generous garden plot while creating high-quality new homes in a desirable rural setting.

Located in the popular village of Normandy, the development benefits from a peaceful countryside location while remaining conveniently close to the amenities and employment opportunities of Guildford and Farnham. The three plots provide an attractive balance between rural living and accessibility, making them an appealing choice for future homeowners.

With planning permission in place, the next stage was to deliver a construction system that could provide high-quality, sustainable homes while allowing the project to progress efficiently. Timber frame was selected for its speed of construction and excellent thermal performance.

The three timber frames were manufactured at the Scandia-Hus factory in Sussex, where the structural components were precision engineered before being transported to the site. Manufacturing the frames in a controlled factory environment ensures a high degree of accuracy, while also reducing the amount of work required on site.

Once delivered, the frames were swiftly erected on site by the Scandia-Hus team, creating the structural shells of the three homes in a relatively short period. This approach helped the development progress efficiently while minimising the impact of construction activity on the surrounding site.

The use of timber frame also provides the foundations for highly energy-efficient homes, with the system allowing for generous levels of insulation and excellent airtightness. Combined with high-performance building components, the finished properties will offer comfortable living with lower energy requirements.

This project demonstrates how timber-frame construction can provide a practical solution for small-scale residential developments, combining off-site precision manufacturing with rapid on-site assembly to create high-quality new homes.
